This large estate is comprised of 3 SPACIOUS HOMES --CIELO AZUL, OCEANA & EXOTICA-- which all together offer both TOGETHERNESS and PRIVACY and are IDEAL for LARGE GROUPS, YOGA AND FITNESS RETREATS, WEDDINGS, FAMILY REUNIONS… All 3 homes are NEXT TO EACH OTHER, on top a hill with PANORAMIC OCEAN VIEWS, SERENE SURROUNDINGS and COOL BREEZES. Guests can easily go from one to the other through the Gardens. There's plenty of space for group gatherings and lots of privacy for guests. The properties are large (3.5 acres total) so you will have plenty of room to relax and enjoy inside, outside and on top!  This EXCLUSIVE SETTING offers BOTH PRIVACY AND TOGETHERNESS and is ideal for LARGE GROUPS, REUNIONS, RETREATS, WEDDINGS ETC....

Each home's interior is FULL OF LIGHT, ELEGANT and UNIQUE with 10' tall ceilings and quality custom furnishings. The rooms are LARGE AND SPACIOUS. The hilltop breezes and ceiling fans keep the house NATURALLY COOL most of the day. There is an A/C system just in case, but you'll find it's hardly ever needed. Each home as its own kitchen and laundry room.  Al the homes have rooftop terraces and of course each has it's own pool.

Each home has a ROOFTOP TERRACE with 360 DEGREE OCEAN AND RAINFOREST VIEWS.   Oceana's and Exotica's top terraces are covered.   During the green season (June-October), this is a fabulous spot to observe the lightning strikes over the ocean!    The terraces at Casas Cielo and Exotica are extra large and perfect for early morning/evening YOGA.   Exotica's terrace also has a fun day bed so you can lounge while watching and listening to the amazing BIRD SHOW every morning and evening---Green Parrots, toucans, wild ducks, McCaws and many more.    The homes are the first 3 in a small group of only 6 homes on a private ranch OVER LOOKING THE OCEAN AND THE RAIN FOREST.

You'll love to COOL OFF in the THREE PRIVATE POOL with lounge chairs and palapa umbrellas. You'll also love the shady PALAPA RANCHO with the fun teak PING- PONG Table that doubles up as a great dining table for 16.     Casa Exotica's GRAND RANCHO is very large (360sq ft) and is a great place for reunions, dinners (the beautiful teak ping pong table doubles up as a dining table for 16).

RELAX!  Our experienced managers, Daniel and Chloe, will contact you to help you plan all the details of your vacation: Airport transit, Car rental, tours and activities, tours, chef services, massages, surf lessons, etc....  They will be there at check-in to welcome you.   They live minutes away and will be on hand if you need them for anything throughout your stay.  They speak English & Spanish (and a little french).    Soon after booking your dates, they will contact you to set up any desired arrangements with you. They have arranged special rates for your guests and have  selected the safest and best value tours.

TRANSPORTATION:  You will need a car -- 3 OPTIONS:

1. (RECOMMENDED)  RENT A CAR with us through ZUMA.   ZUMA will pick you up at the airport (SJO) and drive you directly to Jaco when you can do the paperwork.  From there, you'll drive the remaining 22 miles to the house. Easiest option...  SAVES TIME  +  SAVES MONEY + CONVENIENT:

*Beware:  Even when reserving w/AMEX, CR rental companies charge expensive insurance on top of their rates.  Not Zuma!

2. For larger groups, our Professional AIRPORT SHUTTLE SERVICE can pick you up at the Airport.  then you can either have the ZUMA rental car delivered at the house.. or Arrange for a shuttle driver to chauffeur you everywhere during your stay.  Less convenient and more costly.

1. POOL SAFETY:

As in most Costa Rican homes, THE POOL AREA IS NOT FENCED UP.  By making a  reservation with us, YOU ACKNOWLEDGE THAT YOU ARE AWARE of that fact and that  YOU ASSUME ALL RESPONSIBILITY for any accident even resulting from loss of life, AND DO NOT HOLD OWNER AND/OR ITS AGENTS RESPONSIBLE wether by negligence or not.

2. QUIET HOURS:

10pm-6am. Please, show respect to potential neighbors by observing our quiet hours, meaning no loud music or noises outside the home and/or in covered terraces and ranchos.  There are 3 other homes  nearby If we receive a complaint,  you may lose all or part of your security deposit.

3. SMOKING:  Guests MAY SMOKE OUTSIDE the home as long as smoke does not enter inside.  However, SMOKING INSIDE THE HOME IS PROHIBITED and may result in a substantial charge against the security deposit. .

4. ELECTRIC ALLOWANCE:

In order to offer our low rental rate, our guests are encouraged to be reasonable in their electricity usage with a  DAILY ALLOTMENT OF 60 KW per home.  Any OVERUSAGE WILL BE CHARGED and due payable at checkout at the rate of .70 US Cents/KW.

5. EVENTS:

Event are allowed with APPROVAL PRIOR TO BOOKING and may result in additional charges.   Up to 40 People allowed.  Extra charges may apply.  Additional guests may NOT stay overnight.

6. PETS:

One pet per/house is allowed but MUST BE APPROVED PRIOR TO BOOKING.  Only well behaved, house trained and non-threatening pets are allowed. Guests must be able to maintain their pet on the property and are encouraged to bring a harness and lead.  There is a $100/PET FEE that will be collected at check in.

7. WEEKENDS & SHORT STAYS (2-3 Nights):

Bookings for short stays can only be approved within less than  21 days prior to arrival.

8. TAXES: CR occupance tax wll be collected at check in 13% on top of the contracted rental rate. Please contact manager for details.
